Property Manager
Job Responsibilities
- Coordinate and supervise the daily operation of the property under management, including security, cleaning, mechanical and electrical maintenance, gardening and maintenance, and customer service, to ensure that the service quality meets the requirements of the management contract and the expectations of the owners.
- Develop and implement annual property management budgets, strictly control operating expenses, regularly analyze financial performance, and submit cost-benefit reports to senior management and the owners' committee for review.
- Handling customer complaints, opinions and emergencies (such as waterlogging, power outages, fires, etc.), establishing standard emergency response processes, coordinating external contractors and internal teams to respond quickly, and following up until the problem is properly resolved.
- Regularly inspect the property range, identify facility aging, safety hazards or service gaps, propose improvement suggestions and phased maintenance plans, and monitor progress and effectiveness.
- Lead and train front-line management teams (including assistant supervisors, shift leaders, and technicians), promote performance evaluation, cross-departmental communication, and professional development, and create a culture of responsibility and service orientation within the team.
Work requirements
- Holding a Hong Kong-recognized property management related diploma or above (for example: Hong Kong Polytechnic University, Vocational Training Board or Housing Association issued property management certificate/advanced diploma/bachelor's degree); those with "Property Manager" (PM) registration qualifications are preferred.
- Have at least five years of local Hong Kong comprehensive property management experience, of which at least two years are as a supervisor, familiar with the full cycle management process of residential, commercial or mixed-use buildings.
- Familiar with the Building Management Ordinance (Chapter 344), the Fire Ordinance (Chapter 95), the Lifts and Escalators Ordinance (Chapter 618) and other relevant laws, and able to handle compliance matters independently and communicate with the management corporation, the Housing Department, the Fire Department and other stakeholders.
- Have excellent writing and speaking skills in Chinese and English, be able to clearly write meeting minutes, management reports, complaint follow-up letters and owner notifications; be familiar with Microsoft Office and common property management systems (such as IMS, FacilityMax, etc.)
- Have strong leadership, crisis management and empathy, be able to remain calm and make decisions in a multitasking environment, and balance the interests of owners, residents and contractors based on the principle of putting customers first.
